The Urban Developer's chief executive Adam Di Marco talks to Charlie Buxton, managing director of Melbourne-based Cadence Property Group. Since starting Cadence in 2014 at the ripe old age of 26, Charlie has led over $1.5 billion of deals including $600 million in acquisitions and $872 million of disposals across 36 transactions, achieving an average net equity IRR of over 70 per cent. Now Charlie's embarking on his next mission an investment platform, the Cadence Australian Real Estate Partnership, which is targeting value add real estate opportunities across Australia. Not bad for a bloke who's yet to celebrate his 40th birthday. In this episode we explore Charlie's fascinating journey to date, the structure underpinning his value creation strategies, Cadence's rigorous transaction and disposal process, Charlie's views on the industrial, commercial and retail landscape, and what it's like to grow up in an Australian property dynasty. Located on Byron’s iconic Jonson Street, the Podia approach to developing this site is, well, quite unique. In this episode, Michael and I explore everything from acquiring the former backpackers site during the middle of Covid, dealing with a traditionally-hostile local community, engaging an award-winning design team to procuring a builder during a construction crisis and selling a once-in-a-generation investment opportunity to a sophisticated buyer segment.
