Everyone asks how much money it takes to retire early. Almost nobody asks what you plan to do with the time. I left in May 2024 at 43 with a spreadsheet that ran to age 100 and a to-do list I had put off for decades. What if you bought the asset, watched the money come in, and still could not afford to quit your job? We are told to buy assets and build the portfolio, as if the job falls away the moment we own enough. But owning something valuable and getting paid by it are two very different things, and the gap between them is where a lot of escape plans quietly fall apart. Tim Woodbridge spent more than 8 years as a registered nurse before buying his first distressed mobile home park at the end of 2019, bringing roughly $6,300 of his own money to the closing table. He has since scaled to 25 parks and over 1,100 pads as founder and managing member of WCG Investments. In this episode, Tim explains how he structured a $250,000 first deal using a bank loan, seller financing, and a partner, why owning three parks still had him filling out nursing applications, the fee structure that finally routed money into his own bank account, and why he chose the asset class whose problems he actually enjoys solving.
