I was in the pickup line at my kids' school, less than 24 hours after deciding I was going to get my real estate license, and I'd already posted it all over social media. My dad called me about an hour later and asked, "Kayla, what if you don't pass?" I told him, "Dad, if I don't tell people I'm doing this, I'll never actually go take the test!" If you've ever felt weird about posting before you technically "deserve" to, this episode is my love letter to you. I get DMs constantly from agents who are brand new, and this is exactly what I'd tell them. In this episode, I'm walking through exactly what I'd post if I were starting completely over today and why focusing on your personal brand now (not just "the real estate brand") is the advantage nobody talks about. The girls discuss: ♡ Why sharing your journey before you're licensed builds trust and momentum ♡ How to post like a working agent before you have any clients ♡ Building your content library when your inbox is at zero ♡ Creating home content that feels "you" without an aesthetic house — Subscribe to this show to stay up to date and get the latest episodes! All you have to do is start capturing it. In this episode, we're walking through how to turn your experience of fall into real leads. We're talking mood boards, B-roll ideas, the s'more method for mixing real estate with personality and local flavor, and the one thing you need to be doing in your stories every single week if you want your warm followers to turn into real conversations. No matter how polished your headshots are, or how gorgeous that listing photo looks, if that's all you're sharing, your content isn't making anyone feel anything. And you're too good for that! Yes, we're real estate agents, not full-time photographers or content creators. But if we want to connect with our communities and turn scrollers into clients, our visuals have to pull their weight. It's just me, Kayla, in the studio today, and I'm sharing my guide to taking better Instagram photos as a real estate agent. We're talking phone settings, simple styling tricks, how to turn one photo opportunity into five, and a few accounts I've been loving for inspiration. Wipe down that lens (this is tip #1!) and let's dive in. Kayla discusses: ♡ How to instantly upgrade your photos with two simple phone settings ♡ Why a splash of color and a signature prop make your content unmistakably you ♡ How to turn one photo into five by changing your angle, zoom, and framing ♡ The power of white space, candid moments, and paying attention to light ♡ A few accounts I'm loving right now for pose and content inspiration — Subscribe to this show to stay up to date and get the latest episodes! We sat down to record this episode with zero notes. All we had was our Instagram saved folders and a lot of opinions lol We’re showing you exactly how we think in this episode, pulling up real posts and hooks that stopped our scroll and breaking down in real time why it worked and how you could make it your own. We're walking through single-image graphics, screenshot quote posts, and face-to-cam hooks. If you've ever wondered what's going on in our brains when we plan content, this is about as close as it gets! The girls discuss: ♡ Why having a clear point of view matters more than your follower count or years of experience ♡ Two simple exercises to figure out what your "thing" actually is ♡ Using screenshots, quotes, and idiomatic phrases to show personality without extra effort ♡ Why a repeatable series beats a one-time intro post ♡ Small visual and lighting tweaks that make your content more aesthetic — Subscribe to this show to stay up to date and get the latest episodes! I recently realized that six of my last eight Instagram posts had one thing in common: eye masks. I didn't plan it or decide "eye masks are my brand now." I just kept documenting my mornings, and somewhere along the way, it became a pattern. This represents the point of this episode: the best content isn't created, it's noticed. Instead of sitting down and forcing an idea to appear, pay attention to what you're already doing and bring it into your marketing. So today (just Chelsea here!), I'm opening up my Notes app and walking you through the four things I come back to again and again when I need to get out of a content funk. I discuss: ♡ Why the best marketing is brought to life, not created from scratch ♡ How to notice what makes you consistent and lean into it ♡ Building momentum before motivation ♡ Capturing ideas in the moment (notes app, voice memos, camera roll, and more) — Subscribe to this show to stay up to date and get the latest episodes! Chelsea just started watching the new Legally Blonde show on Prime, and there's a scene where Elle's mom tells her she can't succeed in a sea of gray. That line is basically our whole marketing philosophy, and it's the reason we've been saying "be the neon pink" for two years now. So today we're talking about what that looks like on Instagram, in practice, with real accounts of agents who are doing this well and standing out because of it. We're walking through the five things we see, over and over, in the content of agents becoming the go-to in their market. This is pulled from our Modern Agent Social Club members and the research we do every single day, watching what's actually working. Pick one, do it before 5 pm today, and you'll already be ahead of most of the agents in your market. The girls discuss: ♡ Getting dialed in on who we're actually talking to and why vague messaging repels more than it attracts ♡ Being local means noticing and documenting the life we're already living ♡ The power of our own photos and B-roll (and why faceless accounts don’t work) ♡ Documenting behind-the-scenes of our business to build professional trust ♡ Infusing our personality into our content, and why "boring makes billions" — Subscribe to this show to stay up to date and get the latest episodes! If we had a dime for every person who's told us they don't have time for social media...well, we wouldn't even need to work anymore! And we get it, because between showings and closings and everything else on your plate, social media can feel like just one more thing. If that's you, we're not here to guilt you into posting more. We're here to help you see why the thing that feels so hard right now could actually feel easy, once a few things are in place. The girls discuss: ♡ "I don't have time" is almost always a clarity problem in disguise ♡ How having a defined brand direction erases decision fatigue ♡ Why your camera roll is a better source of content ideas than scrolling Instagram ♡ The difference between documenting your life and creating content ♡ How to turn local outings into content that builds trust ♡ A realistic two-hours-a-week breakdown for photos, stories, face-to-camera content, and posting — Subscribe to this show to stay up to date and get the latest episodes! Blending in is the exact opposite of what actually grows a business. If you've ever made a big investment in yourself and then immediately thought, "what was I thinking???" we see you. That in-between phase where you're not who you used to be, but you're not who you're becoming yet is uncomfortable. But it's also where the real transformation happens. In this episode, we're taking you behind the scenes of Chelsea's $75K VIP day and mastermind investment: what led up to it, what it looked like, and the huge mindset shifts that came out of it. We're talking leadership, vision, and why the people who are willing to do the uncomfortable work are always the ones who come out ahead. The girls discuss: ♡ Why Chelsea's biggest investment this year wasn't about the price tag ♡ What the "river of misery" feels like and why it means you're on your way somewhere ♡ Building your business on a foundation instead of decoration ♡ Why leading with the payoff (not the process) is what gets people to say yes ♡ How investing in yourself changes what you're willing to tolerate — Subscribe to this show to stay up to date and get the latest episodes! What if ease was never supposed to be the answer? We chase ease in everything: easy recipes, easy templates, easy content calendars, easy checkout buttons. Our brains are wired to love it. If you've ever bought the template, joined the membership, downloaded the freebie... and it still didn't "work" for you, you have to listen to this episode! The one thing that has made that possible is relying on a personal brand she's been building consistently since she started. In this episode, I (Kayla!) sit down with Kristin Sheckler, a Modern Agent member since 2021, mom of four, and Indiana-based agent whose business is proof that showing up as yourself actually works. We get into all of it, how Kristin built her brand from the beginning, why she doesn't believe in balance, and the small, consistent things that have kept her top of mind without burning out. We love talking about the power of personal branding on Modern Agent Marketing Girls, but this episode is a real-life example of just how it pays off. You spend time putting together a beautiful post, it looks polished and professional, and then... nothing. Maybe a few likes from your mom and your best friend, but no DMs and definitely no referrals. If this is you, you might be missing the formula that makes content actually stick. It's just Chelsea today, and in this solo episode, I’m walking you through the Content S'more, our signature framework for creating content that builds real brand recognition. The kind that has people thinking of you first when it's time to buy, sell, or pass along a name. Chelsea discusses: ♡ Why most real estate content gets scrolled right past ♡ The difference between the hamster wheel and the flywheel (and which one your marketing is on) ♡ The three-ingredient Content S'more formula that makes your brand memorable ♡ Why "local" is the secret weapon most agents are leaving out of their content ♡ Real examples of how to apply the formula to posts you're already creating — Subscribe to this show to stay up to date and get the latest episodes! Want to stand out on Instagram so you can sell more houses? Learn more about the Modern Agent Social Club Membership here There's a restaurant in our favorite Florida destination called Pickles. We drove by it for years and talked about it constantly. My family and I (hi, it’s just me Chelsea today!) thought about it every time we wanted a cheeseburger. And then one day, we finally walked in, and it instantly became one of our all-time favorite spots. Pickles became our favorite restaurant before we ever became customers. That's exactly how familiarity works. And in this solo episode, I’m making the case that consistency on its own is not the goal. Familiarity is. The kind of presence that makes you the only agent someone can possibly think of when the moment arrives... whether they're ready to buy, refer, or just ready to finally reach out. Chelsea discusses: ♡ Why consistency alone won't get you clients ♡ The science of familiarity and why your brain is wired to trust what it recognizes ♡ How to develop a point of view that makes you impossible to forget ♡ Why showing up locally is one of the most powerful things you can do for your brand ♡ How to use brand cues to create visual recognition before someone even remembers your name — Subscribe to this show to stay up to date and get the latest episodes! Want to stand out on Instagram so you can sell more houses? Learn more about the Modern Agent Social Club Membership here The top producers of the past worked hard, using strategies like door knocking, open houses, cold calling, billboards, and grocery cart ads. Basically, if it put their face somewhere, they did it. And it worked… for the life they were willing to live. But the game has completely changed. And we think most of those agents, if they heard what's possible now (attracting clients from the comfort of your own home, using just your phone), would wish they had had that option! In this episode, we're redefining what it means to be a top producer in the modern age, so you can build a brand that works for you and doesn’t take over your life. Want to stand out on Instagram so you can sell more houses? Learn more about the Modern Agent Social Club Membership here Never take advice from someone whose life you wouldn't want. Because when you look around at the "top producers" who've been doing real estate for thirty years, the ones who are stressed and crabby and haven't had a free weekend since 2009, it's easy to wonder if that's just what success costs. And we are here to tell you: it is not. Want to stand out on Instagram so you can sell more houses? Learn more about the Modern Agent Social Club Membership here Did you know that planes use the most fuel of the entire flight right before takeoff? Before they're even in the air, before they've gone anywhere, that's when they need the most energy. Chelsea, of course, had to link this fact to marketing: Most agents give up before they ever get off the ground because the results in the beginning are invisible. You're burning all this fuel and you can't even see it happening. And that's exactly when most people decide to try something else, pivot, or just "see what happens" with a different approach. In this episode, we're talking about the difference between being committed and being curious, why momentum is way more fragile than it feels, and what it actually looks like to go all in on your brand, even when nothing seems to be working yet. Want to stand out on Instagram so you can sell more houses? Learn more about the Modern Agent Social Club Membership here Kayla recently took an AI course from the top AI education company in the world, and you want to know what the very first thing their founder said was? You need a personal brand. Not kidding. And she has felt that fire in her bones, because it is so validating to know that the stake in the ground Chelsea and Kayla have always planted, personal brand first, everything else second, is exactly right. Today Kayla is talking about AI, the sea of sameness swallowing up social media, why "very good" content is actually killing your growth, and what it actually looks like to build something that lasts. Because you know what gets the likes and the saves and the shares, but marketing girls know that's not what's going to change your life. Your personal brand will, and Kayla wants to show you why! I discuss: ♡ Why AI tools and prompts only work when they're built on a personal brand foundation ♡ What a flower bulb and a too-big pot taught me about room to grow ♡ The difference between "very good" content and remarkable content ♡ Why Chelsea and I will always choose the harder road over the shortcut ♡ What Camp Modern Agent is, who it's for, and why you should bring a friend — Follow us on Instagram: ♡ Podcast: @modernagentmarketinggirls ♡ Chelsea Petersen: @hichelseapetersen ♡ Kayla Fox: @yourhomegirlkayla — Subscribe to this show to stay up-to-date and get the latest episodes!
