  1. Does Running Your Business Ever Feel Lonely?

    Sep 11, 202633 min

You can work in an office with 300 other Realtors, spend your entire day talking to clients, attending meetings, texting people, networking and being surrounded by people... and still feel completely alone. That's one of the strange realities of running your own business. When the deals aren't happening, the pipeline looks thin, money gets tight or your confidence takes a hit, you're the one lying in bed thinking about it. And when tomorrow morning comes, nobody is showing up at your house to tell you what you need to do next. In Episode 402 of The MindShare Podcast, David Greenspan gets into a side of entrepreneurship and real estate that doesn't get talked about enough: the loneliness that can come with being responsible for your own business. He explores why being surrounded by people isn't the same as having a genuine business support system, why comparing your full reality to everybody else's highlight reel can make isolation even worse, and why having somebody you can actually tell the truth to matters. David also breaks down the role of an accountability partner, the difference between accountability and coaching, and how to build what he calls your business bench - people who can challenge you, give you perspective, share experience, hold you accountable and help you figure out what comes next. And for Realtors considering changing brokerages because their friends work somewhere else, there's an important reminder: Don't confuse having buddies at the office with having a business strategy. You may be running your own business. You don't need to run it alone. What You'll Learn Why running your own business can feel lonely even when you're surrounded by people Why real estate looks like a team sport but often operates like an individual one The difference between having friends in the industry and having an actual business support system Why everybody saying they're “busy” can make struggling Realtors feel even more isolated How social media distorts your perception of how everybody else is really doing Why spending too much time alone inside your own head can turn small problems into much bigger stories Why good support sometimes means having somebody willing to tell you you're full of shit What makes a good accountability partner How to structure a simple accountability check-in without turning it into another three-hour meeting Why accountability and coaching serve different purposes How a coach can help determine whether you're executing the right activities, not simply whether you're executing Why outside perspective matters when you're emotionally attached to your own business How to build your own business bench Why your business bench doesn't need to cost a fortune What Realtors should actually consider before changing brokerages Why putting more people around you doesn't necessarily solve loneliness How to ask for support without giving away responsibility for your own results 00:00 – “This Business Feels Lonely” A comment during the MindShare Collective sparks a conversation about how somebody can be surrounded by people all day and still feel completely alone running their business. 03:00 – Real Estate Looks Like a Team Sport Brokerages, managers, training, events and hundreds of agents may create the appearance of a team, but most Realtors are still individually responsible for their own pipeline, clients, income and results. 05:45 – “How's Business?” … “Good! Busy!” Why people rarely admit they're struggling, and how believing everybody else is crushing it can make an already difficult market feel even lonelier. 07:45 – Social Media Makes It Worse Just listed. Just sold. Awards. Closings. Giant fucking keys. The danger of comparing the full reality of your business to the tiny piece of somebody else's business they decided to show you. 10:15 – You Need Someone Who Will Tell You the Truth Support isn't always reassurance. Sometimes you need somebody who understands you well enough to recognize when you're struggling - and when you're simply making excuses. 12:00 – Find an Accountability Partner What an accountability partner actually does, why they don't need to know more than you, and how a ten-minute check-in can make it much harder to quietly move your own goalposts. 17:30 – Accountability Partner vs. Business Coach An accountability partner asks whether you did the thing. A good coach should also be asking whether it's the right thing - because you can be incredibly consistent in the wrong direction. 21:00 – Coaching Should Lead to Action Why a useful coaching conversation shouldn't simply make you feel better; it should help turn fear, frustration, uncertainty and overwhelm into decisions about what you're doing next. 23:00 – Build Your Business Bench The people you need around you: someone you can be honest with, someone who holds you accountable, people with experience you can learn from, and someone who can help you see your business from the outside. 26:00 – Your Support System Doesn't Have to Cost a Fortune Managers, other agents, industry groups, mentors and fellow business owners may already provide resources and perspective you aren't using. 28:00 – Don't Switch Brokerages Just Because Your Friends Are There Culture and environment matter, but your friends aren't prospecting for you, paying your mortgage or magically delivering listings because you moved offices. Make the decision based on what your business actually needs. 31:00 – You Still Have to Lift the Weight Your support system can help carry the weight, but nobody on your bench can execute your business for you. 33:00 – Who's On Your Business Bench? The closing exercise: identify who you can tell the truth to, who holds you accountable, who has experience you can learn from, and who helps you make better decisions. Being responsible for your business doesn't mean you need to carry the entire thing alone. There's a difference between being around people and having the right people around you. You need people you can tell the truth to. People who will challenge you. Someone who knows what you said you were going to do and asks whether you actually did it. People with experience you can learn from. And sometimes you need somebody outside the business whose job is to help you simplify the noise, identify the gap and determine what comes next. None of those people can execute for you. Your coach isn't going to prospect for you. Your accountability partner isn't walking into the listing appointment. Your manager isn't magically depositing commission into your bank account. The support system helps you carry the weight. You still have to lift. Related Episodes: Ep401 | Stuck in Traffic? 2. Stuck in Traffic? Get Your Fall Market Moving.

    Sep 4, 202628 min

Ever drive on Highway 401, switch lanes because the one beside you looks faster... and somehow end up beside the exact same beige Corolla fifteen minutes later? Welcome to Toronto. And come to think of it... welcome to running a business. In Episode 401 of The MindShare Podcast, David Greenspan uses one of Toronto's favourite sources of frustration - Highway 401 - to talk about what happens when business slows down, we start watching everybody else's lane, changing direction, getting distracted and wondering whether somebody else knows something we don't. September is here, and Realtors everywhere are talking about the Fall Market. But September showing up on the calendar doesn't automatically mean you're mentally or operationally ready to take advantage of it. David walks through how to get yourself back into rhythm after summer, identify what slipped, reconnect your daily activities to the goals that actually matter, and protect the revenue-producing work that keeps getting buried underneath email, administration, social media and everything else competing for your attention. He also digs into what to do when the market feels slow, why you shouldn't abandon a strategy because of a few bad conversations, how to use your own numbers to decide when to adjust, and why September should be about creating movement rather than expecting every conversation to immediately turn into a transaction. The road is in front of you. Figure out where you're going, stop changing lanes every time somebody beside you moves a little faster, and get yourself moving. What You'll Learn Why the Highway 401 traffic analogy is a lot like running a business How watching what everyone else is doing can interrupt your own momentum Why September arriving doesn't automatically mean you're ready for the Fall Market How to identify what slipped during the summer and decide what actually needs to come back Why trying to restart seventeen habits at once usually makes things worse How to reconnect prospecting, follow-up and other business activities to goals you actually care about Why your destination should determine your business decisions instead of whatever lane looks fastest today How to identify the one thing you're avoiding even though you know it needs to get done Why you can work ten hours and still avoid the activities that create business Which revenue-producing activities deserve protection in your schedule How to evaluate activity based on numbers and conversations rather than how the market feels Why life events continue creating real estate opportunities even in difficult markets How to define a successful September using things you can actually influence Why getting your rhythm back may be more valuable than expecting immediate transactions How to “recalculate” when your original plan, market or goals change Why there is still plenty of year left to create meaningful business momentum 00:00 – Welcome to Highway 401 The traffic story, the beige Corolla, switching lanes and why running a business can feel exactly the same. 04:00 – The Fall Market Is Here. Are You Actually Ready? September has arrived, but the calendar changing doesn't mean your habits, routines and business are automatically ready to go. 06:30 – What Slipped During the Summer? Database cleanup, follow-up, prospecting, content, planning and the routines that may have loosened up while you enjoyed summer. 09:15 – Stop Changing Lanes Why constantly copying what other Realtors are doing can disrupt your own momentum, and why your destination should determine your strategy. 10:55 – Commercial Break 13:05 – What Are You Avoiding? The one thing you already know you should be doing over the next couple of weeks - and the real reasons you keep putting it off. 15:05 – Protect the Activities That Create Business Why email, admin and social media will happily consume your entire day unless you deliberately protect conversations, follow-up, appointments and relationships. 18:10 – What Would a Good September Actually Look Like? Moving away from unrealistic transaction goals and focusing instead on reconnecting with people, building pipeline, booking appointments and getting your rhythm back. 20:50 – Recalculate What your GPS can teach you about adjusting when the market, your goals or your original plan changes - without having an existential crisis about it. 22:25 – Stop Preparing to Prepare Why you don't need the perfect Fall Market plan before making the call, cleaning up the pipeline or creating something useful today. 24:45 – Your September Action Plan Five questions to identify what slipped, what matters, what's stealing your attention and where you want your business to be by September 30. The Fall Market isn't going to magically fix your business because the calendar says September. Your job is to get yourself moving again. Figure out what slipped over the summer, reconnect your daily activities to something you actually care about, protect the work that creates revenue and stop changing direction every time somebody else's lane looks faster. And when something genuinely isn't working? Recalculate. You don't need to spend September staring in the rear-view mirror at what you should have done earlier this year. There are still almost four months left, and that's a lot of time to create movement when you're focused on the right things. Related Episodes: Ep400 | Too Much Shit to Do? 3. Too Much Shit to Do? Here’s How to Get the Right Shit Done

    Aug 28, 202635 min

Too much shit to do? Welcome to running a small business. You’re prospecting, following up, managing your database, creating content, answering emails, learning AI, dealing with administration, serving clients, trying new marketing ideas... and somewhere in the middle of all of it, you’re supposed to actually do the work that makes you money. The problem is that every new idea comes with an execution cost. Starting a podcast sounds simple until you account for everything required to consistently produce one. The same goes for video, farming, newsletters, client events, social media and almost every other strategy we add to our businesses. Before long, your simple to-do list has turned into a giant spider web and you’ve accidentally created five jobs for one person. In Episode 400 of The MindShare Podcast, David Greenspan breaks down how to simplify that spider web and get focused on the work that actually deserves your time. He shares a practical Execution Audit to help you determine what still needs to be done, what can disappear, where technology can make execution easier, what somebody else could take off your plate, and what absolutely needs to stay with you. Because getting more done doesn’t always mean doing more. Sometimes you need to figure out how to get the right shit done. What You'll Learn Why every new business idea comes with a hidden execution cost. How entrepreneurs accidentally create five jobs for one person. Why being busy all day doesn’t necessarily mean you moved your business forward. How to conduct an Execution Audit and determine what actually deserves your time. When it makes sense to stop doing something instead of continuing simply because you started it. How to use AI and technology to make execution easier without turning the technology itself into another job. How to identify the tasks somebody else could take off your plate. Why getting help doesn’t necessarily mean hiring a full-time employee. How to think about the actual value of buying back your time. What you should outsource versus the work that still needs your relationships, expertise and judgment. Why creating capacity is essential if you actually want to grow. What 400 episodes taught David about execution, consistency and the difficult-to-measure ROI of showing up. 00:00 – Welcome to Episode 400 400 episodes later, David reflects briefly on the milestone and why this episode isn't going to become a highlight reel. 03:00 – Everybody Has Ideas. Execution Is Where Things Get Complicated Why the idea itself is usually the easy part — and how quickly everything required to bring it to life begins piling up. 06:00 – The Hidden Work Behind the Idea Using podcasting, farming, video and other common business strategies to expose how one seemingly simple idea can turn into an enormous list of tasks. 09:00 – You’ve Accidentally Built Five Jobs for One Person The spider-web problem: prospecting, marketing, administration, content, technology, client work and everything else competing for the same limited amount of time. 12:00 – Every Yes Comes With an Execution Cost Why saying yes to an idea also means saying yes to everything required to consistently make that idea happen. 15:00 – Busy Doesn’t Always Mean Productive How “bullshit work” can fill an entire day while the activities that actually grow the business continue getting pushed aside. 18:00 – The Execution Audit A practical way to look at everything you're currently doing and determine what still deserves your time, what isn't working and what may need to disappear. 21:00 – Using Technology to Remove Friction Where AI, automation and technology can help — and why learning the tool itself shouldn't become another full-time job. 24:00 – “I Can't Afford Help” Why not being able to afford a full-time employee doesn't necessarily mean you can't get help, and how to start thinking differently about buying back capacity. 27:00 – What Should You Actually Outsource? Why the goal isn't to outsource your relationships, expertise or judgment, but rather the work surrounding the work that only you can do. 30:00 – The ROI of 400 Episodes David looks at the podcast itself as an example of something whose ROI isn't always easy to measure, but has opened doors, created relationships and supported the growth of MindShare101. 33:00 – Get the Right Shit Done The final challenge: simplify the spider web, create capacity, protect your highest-value work and stop allowing all the little shit to constantly win the fight for your attention. Your problem may not be that you aren't doing enough. You may be trying to do too much. Every new strategy, platform, marketing idea or project adds another layer of execution to your business. Eventually, the work that only you can do starts losing time to everything surrounding it. Do the Execution Audit. Figure out what matters. Remove what doesn't. Use technology where it genuinely saves time. Get help with the work that doesn't require you. And protect the activities that actually move your business forward. Your highest-value work shouldn't constantly lose the fight against all the little shit surrounding it.

  4. Keeping Up With The Joneses

    Aug 21, 202634 min

How much of what you're chasing right now do you actually want? The car. The house. The watch. The vacations. The team. The awards. The social media following. The recognition. And how much of it made its way onto your list because you keep watching everybody else? In Episode 399 of The MindShare Podcast, David Greenspan digs into what "keeping up with the Joneses" looks like in a world where social media puts hundreds of other people's lives, businesses and successes in front of us every single day. And Realtors... we're having a conversation about those videos too. One Realtor pours coffee in a listing video and suddenly everybody needs the coffee shot. Somebody sits at the kitchen island, now everyone's at the kitchen island. Somebody makes a funny video and half the industry decides they're comedians. And then there's the dancing. At a time when Realtors are fighting to demonstrate their value and professionalism to consumers, what are we actually communicating with some of the content we're putting online? But this episode goes much deeper than social media. David explores how comparison affects the businesses we build, the teams we think we need, the brokerages we join, the money we spend, the goals we chase and even how successful we believe we are. Because your situation can be perfectly fine until you see what somebody else has — and suddenly you start questioning something you weren't questioning five minutes ago. The challenge in this episode is to come back to your own Map. Figure out what you want personally, professionally and financially. Build your own scoreboard. Stay in your lane. Stop spending so much time watching what everybody else is doing. And go get your shit done. What You'll Learn How social media has put "keeping up with the Joneses" on steroids Why comparison can completely change how you feel about a life or business you were happy with minutes earlier Where healthy competition ends and damaging comparison begins Why Realtors copying the same content makes it harder to differentiate themselves What your online content communicates about your professionalism and value Why your marketing should amplify who you actually are The difference between wanting a particular business model and liking what it looks like from the outside Why seeing another agent build a team, start farming, launch a podcast or change brokerages doesn't mean you should How the pressure to look successful can influence financial decisions Why your personal definition of success needs to belong to you How David's Mapping process helps you evaluate what actually belongs in your life and business Why there will always be somebody with more — more money, more followers, a nicer car or a bigger business How comparison can quietly become another form of procrastination Why staying in your lane gives you more time and energy to actually get shit done 00:00 — How Much of What You're Chasing Do You Actually Want? The car, house, vacations, business goals, team, awards and recognition — and how much of it actually belongs to you versus what you've picked up from watching everyone else. 02:50 — Keeping Up With The Joneses in 2026 Why social media has amplified comparison at a time when people are already questioning their finances, careers, businesses and success. The Question Everyone Keeps Asking: "How Are Things Out There?" Why people are looking around to determine where they stand and how quickly somebody else's highlight reel can make your own life feel inadequate. Realtors... What Are We Doing? The coffee shots. The kitchen islands. The identical listing videos. The comedians. And, of course, the dancing Realtors. Professionalism, Content and Your Value as a Realtor If the industry wants consumers to better understand the value of Realtors, agents need to think seriously about what their content is communicating. Trying to Stand Out While Copying Everybody Else Why your experience, personality, communication style and actual strengths should drive your marketing instead of whatever another Realtor happened to make popular online. 15:37 — Commercial Break 17:27 — Keeping Up With The Joneses in Your Business Teams, farming, podcasts, brokerage changes and the danger of building a business because you like what somebody else's looks like from the outside. Looking Wealthy vs. Actually Being Wealthy Cars, homes, vacations and the social pressure — especially in sales — to project an image of success. What Are You Trying to Prove — And To Whom? A question worth asking before deciding whether the things you're chasing actually matter to you. Mapping: Come Back to What YOU Want Using personal, professional and financial goals to create your own Map and evaluate whether the decisions you're making actually move you toward it. Your Scoreboard Needs to Belong to You Why somebody will always have more — right up until you finally buy the Ferrari and some asshole flies over you in his private jet. Comparison Has Become Procrastination Watching, scrolling, studying, saving, screenshotting and consuming everybody else's strategies while the calls, follow-ups and work in your own plan remain undone. Stay in Your Lane Learn from other people, pay attention to what's working, then come back to your Map and ask: What am I building? Your Action Step Audit the things you're chasing. Ask why you want them. Then do the same with your business and marketing to determine what actually belongs in your plan. You can learn from other people. You can be competitive. You can want the car, the house, the business, the money, the vacations and all of it. Just make sure the life you're working so hard to build is actually your life . Because there will always be someone with more. The Joneses keep changing, and now the algorithm can introduce you to a brand-new one every thirty seconds. Your scoreboard needs to belong to you. Know what you want. Come back to your Map. Stay in your lane. Then go get your shit done.

  5. Ontario REALTORS Care® Foundation - Giving Back, Making an Impact & The Motorcycle Ride for Charity

    Aug 14, 20261 hr 9 min

What happens when an entire profession decides to show up for the communities it serves? In Episode 398 of The MindShare Podcast, David Greenspan is joined by Shannon Ketelaars, Executive Director of the Ontario REALTORS Care® Foundation, for a live conversation about giving back, food and shelter insecurity across Ontario, the growth of the Foundation, and the upcoming 19th Annual Motorcycle Ride for Charity. This episode goes well beyond motorcycles. David and Shannon discuss the real need facing communities across Ontario, including food insecurity and shelter-related challenges, why the Foundation exists, how REALTORS® can get involved, and what the impact of collective giving can actually look like. Shannon also shares what's changed at the Foundation over the past year, including the continued growth of its programs, almost 50 years of impact, approximately $22 million raised to date, approximately $2.6 million raised last year, and roughly $1.5 million in grants expected to be distributed to charitable partners before the end of this year. Then the conversation flips. Shannon puts David in the hot seat to talk about his own experience participating in the Motorcycle Ride for Charity over the past three years, why MindShare101 continues to support the event, what first-time riders can expect, how to fundraise effectively, and some of the moments that have made the Ride so memorable. The 2026 Motorcycle Ride for Charity takes place September 23–24, travelling from Aurora to Calabogie on Day 1 and Calabogie to Belleville on Day 2. You can participate for one day, both days, or join along the route. And you do not need to be a REALTOR® to ride. If you don't ride, there are still plenty of ways to get involved - donate to a rider, support the Foundation, share the event, or bring your brokerage, board, or association into the conversation. Because when enough people each do a little bit, together we can do a whole lot. What You'll Learn What the Ontario REALTORS Care® Foundation actually does Why shelter and food insecurity are urgent issues across Ontario How the Every REALTOR® Campaign works How ORCF ensures donations create real community impact What's changed at the Foundation over the past year What nearly $22 million in fundraising has made possible What first-time riders can expect from the Motorcycle Ride for Charity David's experience participating in the Ride over the past three years Why every Ride feels different How to raise more money using multiple communication channels What people can do to support the Ride even if they don't ride a motorcycle What REALTORS® can learn about community, purpose, relationships, and giving back 00:00 — Why This Episode Matters MindShare101's fourth year supporting the Ride Giving back beyond the transaction Introducing Shannon Ketelaars 04:19 — What Exactly Is the Ontario REALTORS Care® Foundation? It requires action. Ride. Donate. Share. Support. Get involved. The Ontario REALTORS Care® Foundation is approaching 50 years of impact because thousands of people have chosen to contribute in whatever way they could. The Motorcycle Ride for Charity is one more opportunity to bring people together around a bigger purpose - supporting food and shelter-related causes across Ontario.

  6. Why We Quit Before We Even Begin

    Aug 7, 202625 min

Why do so many people give up before they've even started? It's usually not because they're incapable. It's because they convince themselves the mountain is too big before they ever take the first step. In this episode of The MindShare Podcast, David Greenspan shares a series of personal stories - from early morning baseball tournaments with his son, to a difficult conversation with his daughter before volleyball camp, to staring at a blank screen wondering if he should even record this podcast. Through each story, one lesson becomes clear: the biggest obstacle isn't the work itself - it's often the story we tell ourselves about the work before we begin. David explores how reframing your mindset, changing your perspective, and focusing on what you know instead of what you fear can completely change your ability to push through adversity and accomplish what matters most. Whether you're feeling overwhelmed by your business, struggling with motivation, or simply staring up at a mountain that feels impossible to climb, this episode will help you take the next step. What You'll Learn Why most people mentally quit before they physically start How to reframe difficult situations into meaningful opportunities Why looking at the entire mountain creates unnecessary pressure The difference between asking "What if?" and "What do I know for certain?" How changing your environment can reset your mindset Why adversity often leads to the greatest personal growth How to recognize the learning moments inside every challenge Three practical ways to stop procrastinating and start taking action Episode Breakdown 00:00 – Why We Quit Before We Even Begin The biggest obstacle isn't the work - it's the story we tell ourselves Monday morning and the mental battle before the day even starts 03:00 – The 5:30 AM Baseball Wake-Up Calls Three straight mornings of early games Reframing hard work into unforgettable memories 08:00 – Staring at a Blank Screen The pressure of productivity Brain fog, procrastination, and the temptation to walk away Why stress rarely creates better work 13:30 – My Daughter Didn't Want to Go A conversation before volleyball camp When fun becomes pressure Asking questions instead of giving answers 20:00 – Standing at the Bottom of the Mountain Why we focus on the entire climb instead of the next step Helping someone change perspective by imagining success first 25:00 – The Speaker Reframe Turning nervous energy into adrenaline Replacing "What if?" with "What do I know for certain?" 29:00 – Three Action Steps Reframe the situation Replace fear with facts Look for the lesson in every challenge Most people don't lose because the work is too hard. They lose because they've already convinced themselves it's going to be. When you stop staring at the mountain and simply take the next step, everything changes. Your mindset determines your momentum. Reframe the challenge. Focus on what you know. Keep climbing.

  7. The Questions Realtors Are Asking Right Now

    Jul 31, 202632 min

The market has changed. But perhaps the biggest change isn't what's happening with interest rates, inventory, or home prices. It's the questions people are asking. Questions like... "Should I even take this listing?" "Should my clients buy now or wait?" "How are things out there?" "Am I the only one feeling this?" In this episode of The MindShare Podcast, David Greenspan shares the conversations he's been having with Realtors across the country and explains why the questions people ask often reveal far more than the headlines ever will. From navigating unrealistic seller expectations to understanding the financial pressures facing today's consumers, this episode explores what it really means to lead clients through uncertainty. David also shares why empathy has become one of the most valuable skills in today's market, how asking better questions leads to better decisions, and why the professionals who thrive over the next few years won't necessarily be the ones with all the answers - but the ones asking the right questions. Finally, David reflects on conversations with three leading economists and explains why he's optimistic about where the market is heading over the next 12–18 months, while reminding listeners that real success has never come from predicting the future - it comes from helping people navigate it. What You'll Learn Why the questions Realtors are asking have changed dramatically over the past five years How to qualify sellers before accepting a listing Why motivation matters more than ever in today's market The importance of setting expectations before a home hits the market How affordability is affecting consumer confidence and decision-making Why empathy has become a competitive advantage How to answer the question, "How are things out there?" Why certainty has never truly existed in real estate The role of a trusted advisor during uncertain markets David's outlook on where the Canadian real estate market may be heading over the next 12–18 months 00:00 – The Questions Have Changed Why today's questions reveal the emotional state of the market Comparing today's conversations with those from the pandemic market 04:30 – "Should I Even Take This Listing?" A real Momentum Training conversation Identifying seller motivation Protecting your time while serving your clients 10:30 – The Conversations That Matter Before Signing Setting pricing expectations Discussing strategy before listing Why leadership starts before the paperwork 14:30 – "How Are Things Out There?" What people are really asking Why Realtors aren't looking for statistics—they're looking for reassurance 18:00 – Affordability & Empathy A personal conversation about rising costs Understanding what consumers are feeling Why empathy leads to better conversations 23:30 – Nobody Can Predict the Future Why certainty is an illusion Helping clients make decisions with today's information David's perspective after conversations with leading economists 29:00 – Your Challenge This Week Listen for the questions Use them to improve your business Become the advisor people trust when decisions get difficult Markets will always change. Headlines will always change. Consumer concerns will always change. The best Realtors don't build their businesses around predictions—they build them around people. Pay attention to the questions your clients are asking. Those questions reveal where they're uncertain, where they need guidance, and where you have the greatest opportunity to create value. 8. Why You're Working Harder... But Closing Fewer Deals | Staying Confident in Today's Real Estate Market

    Jul 24, 202621 min

The market has changed. You're making the calls. Following up. Showing homes. Creating content. Working just as hard as you were a few years ago... Yet somehow the results aren't matching the effort. Sound familiar? If you've caught yourself wondering... "What's the point of prospecting if nobody's buying?" "Maybe I'm not as good at this as I used to be." "Should I be spending money or cutting expenses?" "Maybe it's time to look for another career." ...you're not alone. In this episode of The MindShare Podcast, David Greenspan tackles one of the biggest challenges facing Realtors today - not lead generation, scripts, or marketing - but confidence. Why are so many good agents questioning themselves in today's market? The answer may have less to do with your ability and more to do with what you're measuring. David introduces a simple yet powerful concept: you're looking at the wrong scoreboard. If you're judging yourself solely by commissions, closings, and listings, you're evaluating your business using outcomes you don't fully control. Instead, learn how to measure the activities that actually build momentum, strengthen relationships, and position you to win when the market shifts. Whether you're struggling to stay motivated, questioning your future, or simply looking for perspective in a difficult market, this episode will help you reset your focus and start measuring success differently. What You'll Learn Why today's real estate market is impacting confidence more than skill How to stop judging yourself by factors outside your control The difference between lagging indicators and leading indicators in your business Why prospecting still matters when buyers aren't moving today The danger of constantly chasing the next "magic solution" How impatience quietly destroys momentum Why relationships remain your greatest long-term asset The importance of adapting without abandoning your fundamentals How to build a new scoreboard that keeps you focused during a slow market Action steps to stay consistent, visible, and confident until the market turns Episode Breakdown 00:00 – The Thoughts Every Realtor Is Having Right Now Working harder with fewer results The emotional impact of a slow market Why you're not the only one feeling this way 05:00 – Did You Become a Worse Realtor? What changed - and what didn't Separating your ability from market conditions Why confidence is taking the biggest hit 10:00 – The Wrong Scoreboard The baseball analogy Why results don't always reflect good performance Measuring what you actually control 11:05 – Business Isn't Instant Why commissions are lagging indicators The farmer analogy Building relationships before expecting harvest 18:00 – Stop Chasing the Next Shortcut Why difficult markets create shiny-object syndrome Adapting versus constantly reacting Staying with a strategy long enough for it to produce results 24:00 – Build a Better Scoreboard Conversations Follow-up Relationships Visibility Consistency Measuring execution instead of emotion 29:00 – Your Challenge This Week Audit your current scoreboard Remove what you can't control Start measuring the work that creates tomorrow's business Key Takeaway A difficult market doesn't automatically make you a worse Realtor. It changes the timeline - not the fundamentals. If you spend every day measuring commissions, you'll eventually lose confidence. If you measure conversations, relationships, follow-up, and consistency, you'll keep showing up long enough to earn the results when the market rewards your effort. Keep building MindShare. The MarketShare follows.

  9. I Need Help... With What? | How to Know When It's Time to Hire and Grow Your Business

    Jul 17, 202626 min

At some point, every entrepreneur says the same thing: "I need help." But help with what? That's where most business owners get stuck. In this episode of The MindShare Podcast, David Greenspan shares a conversation from the gym that sparked a much bigger discussion about hiring, delegation, leadership, and building a business that doesn't rely on you doing everything yourself. Too many entrepreneurs hire because they're overwhelmed—not because they have a clear plan. They bring someone on board, then spend weeks trying to figure out what that person should actually be doing. Sound familiar? David breaks down why that's backwards, how to identify exactly where you need help, and why your next hire shouldn't begin with a job title—it should begin with understanding how you spend your own time. He also shares one of the simplest yet most effective exercises he uses with coaching clients to determine what should stay on your plate and what should come off. Plus... Once you hire someone, how do you know if it's actually working? If your answer is simply, "I feel less stressed," you may be measuring the wrong thing. This episode will help you think differently about delegation, accountability, leadership, and creating measurable results inside your business. Whether you're a Realtor, entrepreneur, small business owner, or leader building a team, this conversation will help you stop hiring reactively and start building intentionally. What You'll Learn Why most entrepreneurs hire too late—and for the wrong reasons The biggest mistake business owners make before hiring an admin How to identify exactly where you need help The four-box exercise to define your next hire Why awareness always comes before delegation The difference between assigning tasks and creating ownership How to measure whether an employee is actually improving your business Why tracking data beats relying on feelings How hiring changes your role as a business owner Why systems and communication matter just as much as people Episode Breakdown [00:00] "I Need Help" The gym conversation that inspired this episode Why feeling overwhelmed isn't a hiring strategy The question every business owner should answer first [09:00] Before You Hire Anyone... Understanding where your time actually goes Why awareness is the first step toward delegation The exercise that reveals your next hire [18:00] The Four-Box Framework What you're good at What you enjoy doing What you're bad at What you hate doing How these answers shape your business [27:00] Commercial Break [29:00] Stop Assigning Tasks—Start Creating Ownership Why ownership creates accountability Moving from busy work to meaningful contribution Building roles that grow with your business [38:00] How Do You Know It's Working? Measuring success with tangible data Defining expectations before hiring Why business should be measured the same way elite athletes measure performance [48:00] Hiring Doesn't Fix Broken Businesses Why people amplify your systems The importance of communication and leadership Preparing your business before expanding your team [55:00] Your Action Plan Track everything you do for one week Complete the four-box exercise Identify where another person could create the greatest impact Build your next role with intention Key Takeaway Hiring isn't about removing work. It's about putting the right work in the hands of the right people. Before you bring someone into your business, get clear on what success looks like, what should be delegated, and how you'll measure whether it's actually making a difference. The businesses that grow intentionally don't just add people. They create clarity, ownership, accountability, and measurable outcomes.

  10. Why People Don't Get Shit Done

    Jul 10, 202630 min

We're halfway through the year. Some people are ahead of where they thought they'd be. Some are behind. And some have quietly stopped looking at their goals altogether. Here's the problem... Most people wait until January to hit the reset button. Why? Why does January get all the attention? Why do we convince ourselves that we need a brand-new year before we'll finally commit to making changes? In this episode of The MindShare Podcast, David Greenspan challenges that way of thinking and makes the case that July may actually be the best time of the year to reset. Because unlike January, you're no longer guessing. You now have six months of data. Six months of wins. Six months of mistakes. Six months of lessons. The question is... What are you going to do with them? David dives into one of the biggest challenges facing entrepreneurs, business owners, sales professionals, and Realtors today: Why do so many people know exactly what they should be doing... yet never actually do it? From decision-making and goal setting to productivity, scheduling, consistency, and overcoming the fear of being wrong, this episode is packed with practical strategies to help you stop overthinking and start executing. If you've been feeling stuck, overwhelmed, distracted, or like you're capable of more than you're currently producing, this episode is your wake-up call. It's time to stop waiting for January. It's halftime. Make the adjustment. What You'll Learn Why July is the perfect time for a mental and business reset The difference between knowing what to do and actually doing it Why information isn't your problem - execution is The six biggest reasons people fail to take action How to stop confusing being busy with being productive Why Mapping starts with the life you want - not your to-do list The importance of scheduling around priorities instead of emotions Why consistency beats motivation every time How fear of being wrong quietly keeps people stuck Practical action steps to finish the second half of the year stronger than the first Episode Breakdown [00:00] July Is Halftime Why everyone treats January like a fresh start The opportunity most people miss halfway through the year Why July gives you something January never could: perspective [08:00] The Gap Between Knowing and Doing Why information has never been more available Why execution has never been harder The difference between learning and applying [15:00] Why People Don't Get Sh*t Done They never truly make a decision They don't know where they're going They confuse busy with productive They quit too early They wait until they feel like it They're afraid of being wrong [30:00] Commercial Break [32:00] Mapping Your Life Before Your Calendar Building your business around the life you actually want Giving purpose to today's work Why goals without direction eventually lose their meaning [42:00] Practical Reset for the Second Half of the Year Reviewing what worked Eliminating what didn't Rebuilding your schedule Taking action instead of waiting [52:00] Your Challenge Treat July like January Stop waiting for motivation Finish the year stronger than you started Key Takeaway Most people don't fail because they don't know what to do. They fail because they never execute consistently enough to find out what actually works. The second half of the year isn't about making excuses for the first half. It's about making adjustments. Stop waiting. Start moving. Because momentum doesn't come from thinking. It comes from action.

  17. Why Most People Don’t Actually Do the Work

    May 22, 202630 min

Most people already know what they should be doing. That’s the uncomfortable truth. They know they should be following up more. They know they should stay in touch with their database. They know consistency matters. They know they should be creating content, making calls, tracking numbers, and building better habits. But knowing… and doing… are two very different things. In this episode of The MindShare Podcast, David Greenspan shares a powerful moment from Realtor Quest — North America’s largest real estate conference — that perfectly captures the gap between motivation and execution. After one of his talks, a woman approached him excited, inspired, and full of praise for the session. But when David told her to “make sure you actually do the work,” her response stopped him in his tracks: “I don’t know, let’s see what happens.” That one sentence sparked a deeper conversation about why so many people consume information but rarely apply it consistently enough to change their lives or business. This episode breaks down: why people love consuming content but avoid execution why motivation fades so quickly after conferences and events the importance of repetition and follow-through how to stop overwhelming yourself with massive change practical ways to build consistency into your daily life why shrinking the goal is often the key to long-term success the difference between learning and implementation David also shares tactical action steps around: reducing information overload scheduling execution before education building accountability into your routine creating sustainable habits that actually stick If you’ve ever left a conference fired up… only to fall back into old habits a few days later… this episode is for you. What You’ll Learn Why most people struggle with follow-through The difference between consuming information and applying it Why consistency is built through repetition, not motivation How overwhelm kills execution Why shrinking the goal increases long-term success The importance of scheduling implementation time How accountability creates better habits and productivity Why the boring and repetitive work is where success actually happens How to identify the gap between what you know and what you actually do Practical ways to create more consistency in real estate and business Timestamps [00:00] Realtor Quest recap and the energy of the event [03:00] The booth conversation that sparked the episode [06:00] Why people love information and motivation [09:00] The problem with consuming without executing Why Most People Stay Stuck [12:00] Knowing what to do vs actually doing it [15:00] Why people avoid the boring work [18:00] Calls, follow-up, CRM, content, and consistency The Motivation Trap [21:00] Why conferences create temporary excitement [24:00] Trying to change everything at once [27:00] Why most people fall back into old habits How to Actually Change [30:00] Why shrinking the goal matters [33:00] Building realistic consistency [36:00] Why businesses are built in repetition Practical Action Steps [39:00] Stop consuming for 30 days [42:00] Schedule execution before education [45:00] Creating accountability systems [48:00] Tracking the work instead of intentions Final Thoughts [51:00] The people who actually change ask different questions [54:00] The gap between information and implementation [57:00] Walking the walk Success rarely comes from knowing more. “Better technology.” It’s the phrase everyone in real estate keeps repeating right now. AI. Automation. Systems. Tools. But what does any of that actually mean for your real estate business? In this episode of The MindShare Podcast, David Greenspan breaks down the real problem most agents are facing when it comes to technology, AI, CRMs, automation, and productivity — and why more tools won’t fix a business that lacks structure in the first place. Because for most agents, the issue isn’t technology. It’s overwhelm. Too many platforms. Too many logins. Too many disconnected systems. Too much reacting… and not enough actual business infrastructure. David walks through the core technology every real estate business actually needs: CRM systems deal tracking calendars and time blocking accounting software document management marketing systems communication tracking AI tools that improve efficiency instead of creating more chaos This episode also dives into: why most agents misuse AI how “bright shiny object syndrome” is hurting productivity the difference between automation and strategy why unused technology becomes expensive clutter how to build a simpler, more scalable real estate business If you’ve ever felt overwhelmed by technology… If you’ve ever wondered what systems you actually need… Or if you’re trying to figure out how AI fits into your business without becoming another distraction… [00:00] Introduction — “Better technology” and industry headlines [02:00] What does “better tech” actually mean? 19. What You’re Saying About the Real Estate Market Is Costing You Business

    May 8, 202628 min

The real estate market isn’t just shaped by interest rates, inventory, and headlines. It’s shaped by conversations. In this episode of The MindShare Podcast, David Greenspan breaks down how real estate agents influence buyer and seller behavior far more than they realize — through their content, messaging, tone, and everyday conversations. Because when agents constantly lead with: “Things are slow.” “People are waiting.” “Rates are high.” …that narrative spreads. And perception drives behavior. This episode explores the responsibility real estate professionals have when discussing the market, the danger of repeating negative headlines without context, and how agents can position themselves as trusted advisors instead of fear amplifiers. David also dives into: how narratives influence markets the “sheeple mentality” that drove past market cycles why trust and clarity matter more than hype how to answer “How’s the market?” without shutting down opportunity the importance of guiding clients instead of pushing them If you’re a real estate agent, broker, mortgage professional, or anyone involved in helping people make major financial decisions — this episode is a must-listen. 20. You Know You Should’ve Done More — Why You’re Not Consistent in Real Estate

    May 1, 202626 min

You know that feeling at the end of the day… “I should’ve done more.” Most real estate agents assume the problem is consistency. But what if that’s not true? In this episode of The MindShare Podcast, David Greenspan breaks down a different perspective — one that challenges the way agents think about productivity, discipline, and daily execution. Because the reality is… you’re already consistent. You wake up at the same time. You follow the same routines. You repeat the same habits every single day — without thinking about it. So the problem isn’t consistency. It’s what you’re being consistent at. This episode dives into how your daily patterns are formed, what triggers your actions, and why the activities that actually drive your business — calls, follow-up, CRM, and relationship building — are often missing from your routine. If you’ve ever felt like you’re working hard but not moving forward… If you’ve ever ended your day thinking you should’ve done more… Or if you’re struggling to stay consistent with the things that actually matter… This episode will change how you approach your day — and your business. What You’ll Learn Why consistency isn’t actually your problem How daily habits and routines are formed automatically The role of triggers (time, environment, emotion) in your behavior Why you’re consistent at the wrong things — and how to fix it How to identify patterns in your daily routine The difference between being busy and being productive How to build structure into income-producing activities A simple framework to make calls, follow-up, and CRM part of your day Why relying on motivation will never create consistent results Timestamps [00:00] Introduction — “I should’ve done more” [02:00] Are you actually inconsistent?
